What is your management fee?
Our management fee is 8% to 10% of monthly rent collected, depending on the property and portfolio. If the property is vacant, you pay no management fee. We only get paid when you do.
What does the leasing fee cover?
Our one-time leasing fee is 60% of the first month's rent. It covers professional HDR photography, interactive 3D virtual tour, syndicated marketing across every major rental portal, all showings, tenant screening, background and credit checks, and the full Florida-compliant lease package. It is charged once when a new tenant is placed — never on renewals.
Are there any hidden fees?
No. There are no setup fees, no annual fees, no inspection fees, no renewal fees, and no markups on maintenance. The invoice you see from a vendor is the invoice you pay. Full stop.
Which parts of Florida do you serve?
Keystone Estates operates statewide, with concentrated service across Central Florida (Orlando, Tampa), Northeast Florida (Jacksonville), and South Florida (Miami, Fort Lauderdale, West Palm Beach). If your property falls between these markets, we likely still serve it — ask us.
How do you screen tenants?
Every applicant is run through full credit, income verification, employment verification, criminal background, eviction history, and prior landlord references. We apply consistent, fair-housing-compliant criteria to every applicant, and we stand behind our placements with our Tenant Quality Guarantee.
What happens if a tenant doesn't pay?
We begin a defined collections sequence the moment rent is late: reminders, formal notice, and, if needed, a Florida three-day demand. If the matter requires eviction and the tenant was placed by Keystone Estates, our Eviction Protection Guarantee covers the full cost of the process.
How quickly can you lease my property?
Once your property is market-ready, our goal is a qualified, signed tenant within 30 days. If we don't achieve that, the following month of management is on us — that's our 30-Day Leasing Guarantee.
Do I have to sign a long contract?
No. Our agreement includes a Cancel Anytime clause — 30 days written notice, no penalties, no exit fees. We'd rather earn your business every month than trap it in a contract.
What types of properties do you manage?
Single-family homes, townhomes, condos, duplexes, triplexes, and quadplexes. We specialize in long-term residential leases of 12 months or more. We do not currently manage short-term rentals or large multifamily buildings.
How do owners get paid?
Via direct deposit (ACH) on a consistent monthly schedule. Thanks to our On-Time Payment Guarantee, your funds arrive on the same schedule each month, regardless of when your tenant pays.
